§ 50-1. Definitions.

  • The following words, terms and phrases, when used in this chapter, shall have the meanings ascribed to them in this section, except where the context clearly indicates a different meaning:

    Alley means a public way having less width than a street and designated for special access to the rear of the improvements to be constructed in this subdivision.

    City engineer means such officer of the city, or any engineer or firm of engineers, retained by the city.

    Easement means a grant or reservation of the right to use a parcel of land for a specific purpose or purposes.

    Lot means a portion of a subdivision used or intended for use as a unit for transfer of ownership or for development.

    Minor subdivision means any subdivision meeting all of the following criteria:

    (1)

    Containing not more than three lots;

    (2)

    Not requiring any new street, or the extension of municipal facilities;

    (3)

    Not requiring the creation of any public improvement; and

    (4)

    Not in conflict with any provision or portion of the Comprehensive Plan, or zoning and subdivision ordinances.

    Street means a public way for sidewalk, roadway and utility installations, being the entire width from lot line to lot line and including the terms highway, road, place, avenue or other similar designations.

    Standards and specifications shall mean the City of Federal Heights' Standards and Specifications for Design and Construction of Public Improvements as adopted by resolution of city council and including all amendments and addendums thereto.

    Subdivider means the person, including the owner, or agent for the owner, dividing or proposing to divide land so as to constitute a subdivision to be shown on a recorded plat.

    Subdivision means the division of a lot, tract or parcel or land into two or more lots, tracts or parcels. It includes re-subdivisions and, when appropriate to the context, relates to the process of subdividing, or to the land or territory subdivided.
