§ 10-107. Site or lot maintenance.

  • (a)

    General. The accumulation of weeds, vegetation, junk (to include, but not be limited to, abandoned, unused or non-operational appliances, equipment, vehicles, machinery, or household furnishings), dead organic matter, debris, garbage, stagnant water, combustible materials or similar materials or conditions shall be prohibited as required by the provisions of the building code and chapter 30 of the Code, as amended, and shall be subject to abatement provisions contained therein.

    (b)

    Parking areas. All parking areas shall be maintained in accordance with the applicable provisions of chapter 70, article XII of the Code, as amended.

    (c)

    Landscaping.

    (1)

    All landscape area and landscape materials shall be maintained in accordance with the applicable provisions of the building code, chapter 70, article IX, chapter 30, article VI, and chapter 66, article II of the Code, as amended. All landscape areas shall be landscaped with approved landscaping, including grass, shrubs, and trees. All landscaping areas shall be maintained and all dead or severely damaged plant materials shall be replaced with approved plant materials. All turf areas shall be maintained so that no grass or weeds exceed six inches in height. Landscape area does not include tree canopy, bare dirt, weeds, artificial turf, or landscape improvements.

    (2)

    Properties with an approved landscape plan shall maintain such landscape as required by the plan.

    (d)

    Trash. Trash enclosures shall be installed and maintained as required by the Code. All trash shall be kept inside the enclosure. Oversized trash that will not fit within the trash enclosure shall be removed from the property as required by chapter 42 of the Code, as amended.

    (e)

    Water lines, sanitary sewer lines, and storm sewer facilities. All onsite private water lines, sanitary sewer lines, and storm sewer facilities shall function properly and be maintained in sound operating condition in conformance with chapter 62 of the Code. Maintenance and repair required by this section shall include, but not be limited to: mains, laterals, valves, manholes, inlets, outfalls, and detention ponds. A copy of as-builts shall be kept on the property.
